What to look for: comparing Apples to Apples

Some of our competitors try to win the bid by lowballing their estimates, because they don't include the cost of standard fixtures like built-in lighting, driveways, paint, or bathroom fixtures in their bid. They then pad in these extra costs after the fact, pushing the project over the initial estimate and the homeowner's budget.
Be sure when comparing estimates that the price reflects the final cost of the finished project. You need to be sure you are comparing apples to apples when you look at the bids for your home or business. We encourage you to know your options.
Hageman Builders, LLC believes in giving you a real estimate that reflects the total cost of your finished home, not just a shell. You'll find that when the sawdust has settled and your home is move-in ready, our price per square foot measures up with our competitors. Hageman Builders, LLC is an up-front, reputable, experienced builder you can trust.
Consider the following when comparing estimates:
THINGS TO CONSIDER
Are Permit fees included?
System Improvement Charges
Planning Fees
Utility lines (electric, gas, phone, internet/television cable)
Site excavation
Is the builder using energy efficient paneling?
Quality of Siding materials, roofing materials, insulation, floor joists?
Countertops?
Flooring, tile and carpet?
Are plumbing fixtures (sinks, toilets), faucets, shower doors included in the bid?
Finishing touches, like: Mirrors, towel bars, paper holders?
Are built-in lights, lightswitches, electrical plate covers included?
Does each room have adequate electrical outlets for your needs?
If you have a garage, does the estimate include insulation and sheetrock for the garage?
Is the driveway included? What type of surface? Rock? Pavement? |
What about sidewalks, curbs, street improvements, etc.?

The State of Oregon has a list of "Best Practices for Hiring a Contractor." They recommend:
"Don’t automatically accept the lowest bid. A higher bid may be worth the price in better materials or workmanship. If you get a very low bid, the contractor may have made a mistake or not bid everything. If the bid is too low to make a profit, they may use cheaper materials or take shortcuts."
